Note: Variances can be agreed on but only by arrangement with the owner in writing.

Check in is available from 2pm – 6pm on the day of arrival. Check out time is 10am on the day of departure. Late check in may be available at the discretion of the owner.

We pride ourselves on maintaining a superb standard of accommodation for our guests we require certain conditions to be complied with. Damage, breakages, theft and loss are the guests’ responsibility during their stay.

We take every care to ensure your safety whilst you are with us and will provide a safety briefing at time of check in, we will not accept liability for any accidents that occur during your stay.

The owners will supply all the linen, towels and bathroom amenities. Rooms will be serviced daily.

Loss – the owners take no responsibility for the guest’s personal property.
No smoking or vaping is permitted anywhere inside the property or in the grounds.
Pets are not permitted.
We do not accommodate children, and no one under the age of 18 is permitted in the property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.

Payment Policy
We process your 50% deposit at the time of booking. Final payment will be automatically deducted one week before your booking date. If you are unable to confirm the booking please let us know as soon as possible either by phone +64 9 9468473 or email

Cancellation Policy
If the funds are not received to confirm the booking, we have the right to cancel the booking. No cancellation will happen without contacting you in the first instance.

We understand that plans can change. Please let us know as soon as possible if your plans change as our cancellation policy is:
• If cancelled up to 7 days before date of arrival, no fee will be charged.
• If cancelled later, 100% of the room booking will be charged.
• In case of no-show, 100% of the room booking will be charged.
